The majority of commercial buildings and residential homes constructed since the mid-1970s have become more energy efficient, thereby allowing less mixing of indoor air with outdoor air. That, in addition to poor air circulation, water leaks, and interior condensation, may result in the growth of molds and fungus inside the building. METs approach consists of an initial walk through to assess the building for obvious concerns, a moisture survey (mold and fungus require moisture) and quantitative sampling.

The use of chemical-based building materials and textiles in the construction industry is also on the rise. As a result, complaints regarding the quality of indoor air in both residential and commercial buildings have been on the rise.
